Buying a home
How do I get started buying a home in Upland or Rancho Cucamonga?
Start with a 15-minute call with Duri at (909) 434-6966. You will talk through neighborhoods, budget and timing, get connected with a lender for a pre-approval, and set up a search on this site or an MLS alert so you see new listings the moment they go live. Do I need my own agent, and what does a buyer's agent cost?
Yes. In California a written buyer representation agreement is required before an agent tours homes with you, and it spells out how the agent is paid. Compensation is negotiable; in most transactions the seller offers a credit that covers some or all of it, and Duri will walk you through the options before you sign anything. The listing agent on a home represents the seller, so having your own agent means someone is negotiating for you.
How much do I need for a down payment?
It depends on the loan. Conventional loans start at 3% down for first-time buyers, FHA at 3.5%, and VA loans need none. CalHFA and county programs can help with down payment and closing costs on many homes in Pomona, Ontario, Montclair, Fontana, Rialto, Chino and Upland. Duri works with local lenders who can price out each option in a day.
What is a pre-approval and why do I need it first?
A pre-approval is a lender's written commitment, based on your credit, income and assets, for a specific loan amount. Sellers in the foothill cities routinely require one with any offer, and it tells you exactly what price range to shop. It takes a day or two and does not lock you into that lender.
How long does it take to close?
Once your offer is accepted, a financed purchase typically closes in 21 to 30 days; cash closings can be 10 to 14 days. New construction follows the builder's completion schedule, and probate or short-sale purchases can take longer because of court or lender approvals.
What are inspections and contingencies?
Contingencies are your exit doors: an inspection contingency lets you investigate the home (general, termite, roof, sewer and more) and cancel or renegotiate if something serious turns up; an appraisal contingency protects you if the lender values the home below the price; a loan contingency protects you if financing falls through. Duri schedules the inspectors and reads the reports with you.
Can Duri help me buy new construction in Ontario Ranch?
Yes, and it costs you nothing extra. The sales office represents the builder. Register Duri as your agent on your very first visit, or bring her with you, and she will negotiate upgrades, closing-cost credits and rate buy-downs on your side. How do I win when there are multiple offers?
Price matters, but terms often decide it: a clean pre-approval, a realistic close date, a sensible inspection period, and an appraisal-gap plan when the market is moving. Duri calls the listing agent before you write, so your offer answers what the seller actually wants.

How does Duri decide what my home is worth?
With a comparative market analysis built from recent CRMLS sales of similar homes near you, adjusted for size, condition, lot, view and upgrades, plus what is currently competing for the same buyers. What does Duri do to market a listing?

What does it cost to sell?
Real estate commissions are negotiable and agreed in writing before your home is listed. Beyond commission, sellers typically pay escrow and title fees, a county transfer tax, and any negotiated buyer credits; together those usually run one to three percent of the price. Duri provides a net-proceeds estimate before you decide.
Should I renovate before I sell?
Sometimes. Paint, landscaping, lighting and repairs almost always pay back; kitchens and baths depend on the home and the price point. Duri and the MAD Realty Co. renovation team can tell you what buyers in your neighborhood are paying a premium for and what to leave alone.
How long will it take to sell?
A well-priced, well-presented home in the foothill cities usually has an accepted offer within two to three weeks; the median time on market changes with the season and price band. The stats bands on each city page show what is happening right now.
What do I have to disclose?
California requires a Transfer Disclosure Statement, a Natural Hazard Disclosure, and a Seller Property Questionnaire, among others, covering known defects, repairs, and neighborhood conditions. Full, early disclosure protects you legally and keeps deals from falling apart in escrow.
Can I sell my current home and buy the next one at the same time?
Yes. Common paths are a purchase contingent on your sale, a short rent-back after closing so you can move once, or bridge financing. Duri coordinates both transactions so the timelines line up.

Where do the listings come from, and how current are they?
Directly from the California Regional Multiple Listing Service through a licensed data feed, refreshed every 15 minutes. Status changes, price changes and new listings appear here as soon as the listing agent enters them in the MLS.
Why does a home show a different Listing Agent and Listing Office?
MLS rules require every listing to credit the brokerage that represents the seller. That agent works for the seller. To tour the home or make an offer with someone on your side, call Duri at (909) 434-6966.
How accurate is the Home Value Estimator?
It blends a neighborhood pricing model with recent MLS sales near your address and shows you the comps it used. It is a starting point, not an appraisal; Duri prepares a full comparative market analysis for free when you are ready.
What are the feature pages, like Pool Homes or No-HOA Homes?
Curated searches built from specific MLS fields (pool type, HOA status, levels, lot size, view, garage spaces and so on) for each city. Every page explains exactly which fields it uses. Details are as reported by the listing agent, so verify anything important before you buy.
Can I get alerts when new homes hit the market?
Yes. Tell Duri your criteria and she will set up an MLS auto-alert that emails you new matches within minutes, or check the New Listings page for your city, which shows everything listed in the last seven days.
Why can't I see sold prices on this site?
Sold data is kept private here and used only for comparables. If you want the sold history for a street or neighborhood, ask Duri and she will send the MLS report.
Neighborhoods
Upland or Rancho Cucamonga: how are they different?
Upland is older and more established, with tree-lined streets, mid-century ranch homes and larger lots in North Upland and San Antonio Heights. Rancho Cucamonga is larger and newer, from Alta Loma's foothill lots and horse-zoned pockets to master-planned tracts near Victoria Gardens. Both share the 210 corridor and mountain views.
Why do homes north of Foothill Boulevard cost more?
Larger lots, mountain and city-lights views, lower density and older custom homes. In Upland and Rancho Cucamonga the median price gap between the north and south sides is several hundred thousand dollars. The Foothill Homes pages map that line for each city.
Where is most of the new construction?
Ontario Ranch in south Ontario, followed by pockets of Rancho Cucamonga, Pomona and Glendora. The New Construction page lists every active new build with the builder's name.
What is the difference between an HOA and Mello-Roos?
HOA dues pay for a homeowners association that maintains shared amenities and enforces community rules. Mello-Roos and community facilities district assessments are special property taxes that fund infrastructure in newer developments; they appear on the tax bill, not as dues. Some homes have neither, some have both.
Investors & renovations
How does Duri evaluate a fix-and-flip?
With the same model the MAD Realty Co. team uses: after-repair value from renovated comparable sales, a renovation budget by scope, holding and selling costs, and a target profit of at least eight percent of the after-repair value. Fixer and investor-special listings are gathered on their own page.
Do you work with probate, trust, REO and short-sale purchases?
Yes. These sales have their own timelines and paperwork, from court confirmation to lender approval. Duri and the MAD team handle them regularly and keep a live page of these listings labeled exactly as the MLS reports them.
Can I add an ADU to a home I buy?
California law generally allows at least one accessory dwelling unit on a single-family lot, subject to each city's standards for size, setbacks and parking. The ADU pages list homes that already have one and lots with room for one; permits and feasibility should be confirmed with the city before you rely on rental income.
How is a duplex or fourplex financed?
Two- to four-unit properties qualify for residential loans, including owner-occupied FHA financing with 3.5% down when you live in one unit. Five or more units require commercial financing. The Income Property page shows what is on the market.
